Kannada AI Voice Agent for Real Estate in Bengaluru

A Kannada AI voice agent for Bengaluru real estate calls every portal or ad enquiry within seconds of it arriving, speaks Kannada and English in the same sentence (Kanglish), checks budget, locality and timeline, and books the site visit straight into Google Calendar. A WhatsApp text with a project link goes out through the builder's own approved template. It does not negotiate, quote RERA details from memory or send brochure files, so the sales team keeps those jobs. The timing figure assumes the lead source delivers the lead quickly.

Scope of this guide

Outpero sells the Kannada AI voice agent described here and publishes this guide. It covers outbound calls to property enquiries. Property law and registration rules change, so anything about RERA below is general information, not legal advice. Check specifics with the developer's documents and a qualified adviser.

Why Bengaluru property enquiries go cold within an hour

A buyer in Whitefield or Sarjapur Road rarely submits one enquiry. The same evening the person fills a form on 99acres, taps a Housing.com listing, replies to a Meta ad and saves a broker's number from a hoarding. Several advertisers receive the lead within minutes of each other, and the first one to call usually gets the longest conversation. The person is also usually at work, in a meeting or stuck on the Outer Ring Road, so the window for a pick-up is short.

Bengaluru adds two twists. Buyers come from many language backgrounds, so the same sales team gets Kannada, English, Hindi, Tamil and Telugu speakers in one morning. And the site visit is the real conversion event: nobody buys a flat in Hennur, Devanahalli or Electronic City from a call alone, so the call exists to earn a booked visit. A Kannada AI voice agent, or AI employee, is built for exactly that narrow job.

How a Kannada call sounds in Kanglish

Property conversations in Bengaluru are rarely pure Kannada. A buyer says 'ನಂಗೆ 2BHK ಬೇಕು, Sarjapur side, budget ಸುಮಾರು ಎಪ್ಪತ್ತೈದು ಲಕ್ಷ' (I want a 2BHK, Sarjapur side, budget around 75 lakh), with English nouns sitting inside Kannada grammar. Outpero's agent opens in Kannada, addresses the caller as 'ನೀವು', and follows into English at the moment the caller does, in the same voice. Hinglish, Tanglish and Kanglish are not modes to switch on; mid-sentence switching is how the agent handles every language it speaks.

The word 'site' means a plot

In Karnataka, 'site' in everyday speech means a residential plot, such as a BDA or private layout site, while 'site visit' in apartment sales means going to see the project. A script that says 'ಸೈಟ್ ವಿಸಿಟ್' to a plot buyer and an apartment buyer in the same way creates confusion. Good qualifying asks first: 'ಅಪಾರ್ಟ್‌ಮೆಂಟ್ ಬೇಕಾ, ಅಥವಾ ಸೈಟ್, ಅಂದ್ರೆ plot?' (Do you want an apartment, or a site, meaning a plot?) The answer then picks the right project list and the right booking slot.

Amounts, area and spoken numbers

(80 lakh), '1,200 sqft', '30 by 40 site'. The recorded budget must match what was said, and a read-back at the end of the call ('ಒಂದೂವರೆ ಕೋಟಿ ಒಳಗೆ, ಸರಿ ಅಲ್ವಾ?') catches mistakes before the sales executive calls. Test this on any vendor with numbers said in Kannada words and in English digits.

Languages beyond Kannada

Each agent opens in one language, speaks English, and can follow at most one extra Indian language. A Kannada agent for a Bengaluru project can therefore take Hindi or Tamil or Telugu as the extra language, whichever dominates the ad audience, but not all of them. Run a separate campaign for the second large language group instead of stretching one agent. Tulu and Konkani, heard among Mangaluru buyers, are not supported, though most use Kannada with businesses.

A sample call, with translation

(Hello madam, I am Greenfield Homes' AI assistant. You just enquired about the Sarjapur project on Housing.com; may we talk for two minutes?)
  2. 02Caller: 'ಹೂಂ, but I am in office now. Quickly ಹೇಳಿ.' (Yes, but I am in the office. Tell me quickly.)
(Fine, three questions. 2BHK or 3BHK, and what budget range?)
(2BHK, within 75 to 80 lakh.)
(Right. Would a visit this Sunday at eleven in the morning suit you?)
  6. 06Caller: 'Sunday ಆಗುತ್ತೆ, but afternoon ಇದ್ರೆ better.' (Sunday works, but afternoon would be better.)
(I will book Sunday at three in the afternoon and send the link on WhatsApp.)

The caller moved the slot and the agent re-confirmed a specific date and time before booking, which is the behaviour to check on any vendor. The scripted wording in a real deployment is written and approved by the builder, in the register their customers use.

Booking the site visit into Google Calendar

The agent books a real slot in the connected Google Calendar after confirming the date and time aloud. It respects business hours that the owner sets, checks the slot is free before creating the event, and writes the lead's name, phone and reason into the event. If the slot is taken, it offers another time within the same call. Times are treated as Indian Standard Time.

  • —Use one shared 'Site visits' calendar for the project. One Google account is connected per AI employee, so a calendar per salesperson would need a separate agent each.
  • —Booking is all it does. Rescheduling or cancelling is done by the sales team or by a new booking, and no invitation is emailed to the lead.
  • —The calendar sees a slot as taken only when a booking is attempted, so keep visit durations and business hours realistic.

After the call, or during it when the buyer asks, the agent can trigger an approved WhatsApp message template. It goes out through the builder's own account on Meta Cloud API, Interakt or AiSensy, and the message comes from the builder's WhatsApp number. The template carries text and variables such as the buyer's name, the project and the visit slot, plus a link to the project page or location details.

  • —Template text only. Brochure PDFs, floor-plan images, location pins and reply buttons are not sent by the agent, so put those behind the link.
  • —The builder creates and gets the template approved before it can be used, a step that can take minutes to hours.
  • —The agent is not a WhatsApp chatbot and does not read or answer replies. Replies reach the builder's own WhatsApp inbox.

RERA, approvals and what the agent should not say

Bengaluru buyers ask about K-RERA registration, khata type, approvals and possession dates early, sometimes before they ask the price. The safe design is to load only what the developer has approved into the knowledge base, such as the registration details printed in official marketing material, and to have the agent say that the sales team will share documents at the visit for anything outside that material.

  • —No promises on appreciation, rental yield, loan approval or possession dates that are not in approved material.
  • —No answers to khata, legal title or tax questions from memory; route them to a person.
  • —Mention RERA only as the developer's approved material states it. This is general information, not legal advice.
  • —State at the start that the caller is speaking to an AI assistant, and offer a callback from a person on request.

KPIs that show whether it works

MetricHow to read it
Time to first callGap between lead arrival and first dial. Check it in the call log against the lead timestamp, and ask the source how quickly it delivers
Connect rateShare of leads that pick up within three attempts. Low rates point to calling hours or number trust, not the script
Qualified shareLeads with budget, locality and timeline captured. This is the clean handoff the sales team wants
Visits bookedCalendar events created per 100 connected calls; the main output of the whole exercise
Show-up rateBooked visits that actually happen. If it is weak, change the confirmation text and the slot wording
Cost per booked visitCredits used divided by visits booked, taken from the call log, plus number rental and GST

What it costs, with illustrative arithmetic

Calls cost ₹5 per connected minute on Standard (₹6.8 on Premium), with no setup fee and 50 free credits at signup. A dedicated number is ₹649 a month including one channel, and an extra channel, meaning one more call at a time, is ₹649 a month. Prices exclude 18% GST.

Illustration only: 600 connected enquiry calls of 2.5 minutes is 1,500 minutes, or ₹7,500 on Standard. Add the ₹649 number to reach ₹8,149, then 18% GST of ₹1,466.82 for a total of ₹9,615.82. If 90 of those calls ended in a booked visit, the call cost per visit would be about ₹107. Real numbers depend on the lead mix, so a pilot of 100 leads is the better guide.

Honest limits for a property team

  • —The agent qualifies and books. It does not negotiate price, discuss a loan or close a sale, and the call summary goes to a salesperson who follows up.
  • —Voicemail detection is tuned for English greetings, so a Kannada voicemail message may be treated as a person.
  • —Outbound only for the flow described. Answering calls to a builder's number is a mode that is launching; treat it as not yet part of this plan.
  • —Caller memory is available when the agent calls out, and it is opt-in and per agent. A second call after a visit can pick up from the last summary if the setting is on.
  • —Dialect is not a trained feature. Pilot with buyers from your own enquiry list, including callers from Mysuru and Mangaluru, before scaling.
  • —DND screening and calling windows are built in for bulk campaigns, but consent for portal leads remains the advertiser's responsibility.

A sensible way to begin is a two-week pilot on one project: connect the portal and ad lead sources, set the Sunday and weekday visit slots, write the three qualifying questions in Kannada, and compare visits booked against the previous fortnight's manual calling. The transcripts show what buyers actually asked, which is useful to the sales team whether or not the pilot continues.

Frequently asked questions

Can a Kannada AI voice agent call property enquiries in Bengaluru?

+

Yes. It dials a new enquiry from 99acres, MagicBricks, Housing.com, a Meta ad or a website form within seconds of arrival, subject to how fast the lead source delivers it, and opens in Kannada. It follows the buyer into English mid-sentence and logs the result.

Does the AI voice agent understand Kanglish?

+

It is designed for it. The agent follows a caller who mixes Kannada grammar with English nouns, such as 2BHK, budget and site visit, and replies in the language the caller is using. Test it with your own buyers' phrasing and read the transcript.

How does a site visit get booked?

+

The agent confirms a specific date and time aloud and books it in the connected Google Calendar with the lead's name, phone and reason. It checks business hours and slot availability first. Rescheduling and cancelling are done by your team.

Can it send a brochure or location on WhatsApp?

+

It sends an approved WhatsApp template as text through your own provider account (Meta Cloud API, Interakt or AiSensy). A link to a project page or location details works inside that text. PDFs, images, location pins and buttons are not sent by the agent.

Will the agent quote RERA numbers or prices?

+

It should say only what your approved material in the knowledge base says, and pass anything else to a salesperson. RERA and legal questions need documents from the developer. This is general information, not legal advice.

How much does it cost for a Bengaluru real estate team?

+

Standard is ₹5 per connected minute and Premium is ₹6.8, with no setup fee and a number at ₹649 a month including one channel, all plus 18% GST. Unanswered calls are not billed, and 50 free credits let you test first.
